A New Porch for Your Home: When is Planning Permission Required?

A porch is the perfect first impression of your home and boasts many benefits including an enhanced curb appeal, extra security and improved energy efficiency.

However, there is a common question that homeowners like you have: ‘do I need planning permission?’.

Most porches fall under permitted development but there are key rules to be aware of.

Therefore, this article is going to act as a guide to help you understand whether your porch needs planning permission.

What Is Permitted Development?

Permitted development allows for certain small-scale building projects without the need for a full planning permission application.

A porch is usually considered permitted development as long as it meets a specific criteria and rules.

The Three Golden Rules For Permitted Development

There are three main requirements for a permitted development porch project:

Ground Floor Area – Your porch must not exceed more than 3 square meters on the ground floor of your home.

Maximum Height – No part of your porch should be more than 3 meters above ground level.

Proximity to a Highway – Your porch should be within 2 meters of any boundary that fronts a highway.

When You Will Need Planning Permission

When any of the three golden rules are not met for permitted development, you will be required to apply for planning permission.

If your property is a flat, maisonette, listed building or in a conservation area, National Park or Area of Outstanding Natural Beauty, you will not qualify for permitted development.

Furthermore, some properties may have had their permitted developments right removed by an Article 4 Direction

We recommend that you double check to ensure that you know if you will need planning permission. But more often than not, porches are classed as permitted development.
